Building Code Of Australia (BCA) Consultancy Service

The BCA provides the minimum standards of building construction within Australia. Each State and Territory has different variations to the BCA depending on climate, topography and other relevant requirements particular to the State or region.

BCA assessments are often required to be undertaken on either draft plans or on existing buildings to assess compliance with the Code. Such assessments can cover a range of important construction issues such as structural stability, fire resistance, access and egress, health and amenity and energy efficient building design. These issues apply to both residential and commercial projects.

AcroCert staff members have significant skills and experience within the local government and private sector in regard to undertaking comprehensive BCA assessments that are provided within agreed timeframes and that provide clients with the assurances they need to proceed with their development projects in the most cost effective and efficient manner.

 

Principal Certifying Authority (PCA) Service

Construction works must not commence on a development until a PCA has been appointed. It is the responsibility of the PCA to monitor construction works in progress and to issue a Final Occupation Certificate prior to occupation and/or use of the development.

 

Assessment of Applications for either Complying Development or Construction Certificates

In NSW, not all development requires DA assessment and approval by Council. AcroCert can provide Complying Development approvals for those types of development that don’t need Council consent. This can include dwelling houses and additions, pergolas and patio covers, garages and carports, and swimming pools.

Should your project require development consent from Council, AcroCert can assess you the approved plans and consent for the issue of a Construction Certificate.

On your next building project AcroCert can:

  • Act as the PCA
  • Assess building design, construction plans DA conditions of consent to ensure BCA compliance
  • Issue Construction Certificates or Complying Development Approvals.
  • Conduct ‘mandatory’ critical stage inspections or other inspections as required throughout the course of construction as either an accredited certifier or acting as the PCA
  • Issue Occupation Certificates at the completion of works
  • Provide advice and assistance on all development and building matters.

AcroCert’s Scope of Works generally includes those tasks required to assess a Construction Certificate or Complying Development Application for determination, to conduct subsequent critical stage inspections and to issue appropriate Occupation Certificates. Such tasks normally include:

  • Initial Site Assessment and Inspection
  • Assessment of detailed plans and specifications for compliance with the Building Code of Australia;
  • Preparation of a Notice of Determination and Notice of Inspections
  • Lodgement of appropriate documentation and payment of registration fees with local government authority
  • Conduct of mandatory critical stage inspections (including photographic evidence)
  • Arrangement and coordination of compliance certificates where appropriate
  • Final assessment of conditions of development consent
  • Issue of a Final Occupation Certificate
  • Full liaison with, and on behalf of client.

 

Timing and Reports

AcroCert’s services include:-

Occupation Certificates

An Occupation Certificate certifies that the building works comply with the Building Code of Australia, and are safe to be used and/or occupied.

An Occupation Certificate will be automatically issued by the PCA once a Final Inspection has had a passing result.

A Final Inspection must be requested from the PCA prior to the use or occupation of the development.
